Planning
We provide planning consultancy and design services for residential and commercial developments, including extensions, loft conversions, new-build projects, changes of use, HMOs and property conversions. Our service may include an initial review of the proposal, preparation of the required drawings and supporting documents, submission of the planning application and liaison with the Local Planning Authority during the determination process. We aim to identify relevant planning considerations at an early stage and develop practical proposals that respond appropriately to the site and surrounding context.
Building Regulations
We prepare coordinated Building Regulations design information for residential and commercial projects, including extensions, loft conversions, internal alterations, conversions and new-build developments. Our service may include construction drawings, technical details, specifications and coordination with the structural design and other relevant disciplines. We develop practical and buildable solutions that address the applicable requirements of the Building Regulations and provide contractors with the technical information required to understand and implement the approved design.
Architectural Design
We provide architectural design services from the initial development of a project brief through to the preparation of coordinated drawings for planning, Building Regulations and construction. Our approach combines functionality, appearance, buildability and regulatory compliance to produce solutions that respond to the client’s requirements and the particular characteristics of the property. We work closely with clients to refine layouts, improve the use of space and develop clear design information suitable for the relevant stage of the project.
Structural Design
We provide structural design services for extensions, loft conversions, internal alterations, property conversions, refurbishment works and new-build developments. Our work may include the design of steel beams, columns, load-bearing walls, foundations, floor structures, roof structures and other structural elements required by the proposed works. Structural calculations and drawings are prepared in accordance with the relevant standards, with emphasis placed on safety, efficiency, buildability and effective coordination with the architectural and Building Regulations design.
Principal Designer (BRPD)
We undertake the role of Building Regulations Principal Designer where appointed for projects involving more than one designer. During the design phase, we plan, manage and monitor the design work and coordinate matters relating to compliance with the Building Regulations. This includes supporting cooperation between the client and design team, identifying relevant compliance considerations and helping to ensure that the design information is appropriately coordinated. Our service provides a clear and structured approach to fulfilling the Building Regulations design duties applicable to the project.
